2 bedroomed Pig Sty: .(approx 80m2). - This has been converted to form a beautiful bijoux retreat for a family with 2 children.

It consists of kitchen walk through bathroom/toilet, leading to the shower room, (with washing machine, & on to the 2nd bedroom.  Upstairs is the master bedroom, with exposed beams & sleigh bed.


3 bedroomed Cottage: .(approx 120m2). - A traditional farm-workers cottage, complete with rambling roses at the front door.

4 Bedroomed Barn. (approx 200m2): - Thoughtfully converted to retain its rustic charm.  This large stone barn enjoys a split level ground floor.  On the lowest level is the kitchen & dining area.  Up a short flight of wooden steps, is the generous living area.  This is surrounded by a minstrels gallery, reached by the open plan stairs.  On this level is also the 4th bedroom, & a w.c./shower room.

The 7Kg washing machine is housed next to the bathroom.

Upstairs is a bathroom, & the remaining 3 bedrooms.  This is a large building with plenty of space for 8 adults & a couple of cots.


The Manor House: (approx 300m2). - Built on a slope, with its own private pool.

This building is at its most imposing when viewed from the village.

Built in the 17th century it benefits from a fascinating recent history.

Centrally heated by a modern high capacity, high efficiency boiler.

There is a raised terrace built on arches along the entire south face of the building.  This affords a most pleasant seating area, which can be enjoyed even on sunny January days!

During warm weather it is used for barbecues, & there is a table a chairs here.

            From the front door on the north face, you enter the hall, beyond that is the living/dining room.  This is over 10 metres long opening out at the West end to form the home cinema area.

The room is dominated by a massive hard wood table & 2 benches seating up to 14./

/In this room there is a large stone fire-place on one end, & another fireplace housing a wood-burning stove opposite.

Returning to the entrance hall, turning left, leads to the kitchen which also has a large dining table suitable for breakfast, less formal meals, or children’s meals.

From here there is a lobby/dry goods store, with a door off to the downstairs bathroom, & 7Kg washing machine./

Below this property are two cellars, one of which houses the electricity meter for the 3 phase supply.

/The stairs to the first floor lead up from the West end of the entrance hall, onto a very large landing.

This landing serves 5 of the 6 bedrooms, the 6th being entered through one of the other bedrooms.

(A French tradition to keep their teenage daughters in at night!).

The master bedroom has a king-sized four poster bed in it.

At the East end of the house is a toilet with a wash hand basin.

Immediately next to this is a bathroom, with w.c., bidet, large basin, & shower over the bath.

            Stairs lead to the 3rd floor, which at present is left as an attic. However, it offers the ready opportunity of being converted into 2 additional en-suite bedrooms.


Barn 1 – The Toy Barn: This solidly built brick structure houses a play room for young children.  The walls have been painted in the style of Lascaux caves.

The loft is at present not used.


Barn 2 – The Games Barn: - This wooden barn was built as a tobacco drying shed..  The frame is of sound construction.  This houses the pinball table, pool table, & tennis table.


Pool Room: - This houses the pump & filter for the main pool, & at present is used for storage.  There is the possibility to convert some of the space to a “public” toilet/ changing room.

It is also with in close proximity to the wine growing areas of Pecharment, Monbazillac, & Bergerac, offering guests the opportunity to visit vine-yards, and taste the wine.




The Business:

            An established self-catering business, enjoying considerable success with longer than average seasons.  The number of properties here allow the guests, and their children to socialise with their neighbours and their children, but it retains an intimate feel with everybody knowing who is who.

            There is a good level of repeat custom.  It is envisaged that a full hand-over will be made, with new owner’s benefiting from our experience should they so wish.
